What I do, and what each engagement includes.

Every engagement is scoped in writing before it starts. You will know what is covered, what is not covered, what it costs and when it happens.

Deliverables listed below are the full range available in each service. The final set is agreed with you during scoping and depends on the size and complexity of the property.

Hospitality Readiness Review

A structured review of the operational and facilities arrangements we agree to cover. It is the usual starting point, and it gives both of us an accurate picture before anyone commits to further work.

What it can include
  • An initial management conversation

  • A maintenance and action register
  • A documentation gap review
  • A prioritised 30-day action plan

Price From €500

Subject to property size, complexity, agreed scope and applicable taxes.

What it is not

Not a building survey, a technical inspection, a valuation or a licensing assessment. I record what I observe and where I think a qualified professional should be brought in.

Operations Systems and Documentation

Written systems for a property that is running on memory, messages and habit. The point is that the property keeps working the same way when a different person is on shift.

  • Staff handover templates
  • Owner or management dashboards

Price

Priced according to property size, scope and required involvement.

What it is not

Not a software build and not a licence for a system you then have to pay for. Documents and trackers are handed over in formats you already own and can edit yourself.

Ongoing Owner and Management Support

Defined operational support for owners and managers who are not at the property every week. The work is scheduled, recorded and reported, so you are not relying on informal updates.

Price

Monthly support is scoped individually, normally with a defined minimum engagement, number of visits and working hours.

What it is not

Not property management in the regulated sense. I do not hold client funds, sign contracts on your behalf, let units, or act as your agent.

Defined Project Support

Extra capacity for a specific piece of work with a clear start, end and definition of done.

Price

Scoped and quoted per project after an initial conversation.

What it is not

Not main contractor, project manager of record, or designer. I coordinate, track and document. Technical, legal, financial, tax, licensing, architectural and engineering conclusions remain the responsibility of appropriately qualified professionals.

How pricing works

One published price, everything else scoped.

Only the Hospitality Readiness Review carries a published starting price, because it is the only service with a predictable shape. Everything else depends on the size of the property, how much of it is in scope and how much of my time it needs.

You receive a written scope and a fixed price before any work begins. If the scope changes during an engagement, we agree the change in writing first.

Engagement boundaries

What I do not do.

Daniel Otaigbe provides independent operational, administrative, facilities-coordination and business-support services. Services do not constitute real-estate mediation, property valuation, investment advice, financial advice, legal advice, tax advice, architectural services, engineering certification or licensing approval. Where specialist advice is required, clients should engage an appropriately qualified professional.

This is not fine print. It is how the work stays useful. I will tell you when something is outside what I can responsibly assess, and say what kind of professional you need instead.
